  • Help to buy Scheme

This scheme is designed to assist you financially by providing a rebate of up to 10% of the purchase price of your new home, with a maximum of €30,000. This rebate is calculated based on the income tax and Deposit Interest Retention Tax (DIRT) you’ve paid over the past four years. One of the primary challenges you may face is gathering enough funds for a deposit; the HTB Scheme can significantly alleviate this issue by increasing your initial financial capacity. Moreover, this scheme not only enhances your ability to afford a home but also strengthens your mortgage application, potentially leading to more favourable loan conditions.

  • First home Scheme

The First Home Scheme (the FHS) is a shared equity scheme, sponsored by the Government of Ireland (Department of Housing, Local Government & Heritage) and Participating Lenders. It aims to bridge the gap for first-time buyers and eligible homebuyers between their deposit and mortgage, and the price or build cost of a new home within property price ceilings set up across the Republic of Ireland, by local authority area.

The Scheme provides homebuyers with what is known as an equity facility. This means that homebuyers will enter into a contract with the FHS and receive funds from the Scheme in return for the FHS taking a percentage ownership in the property. The percentage ownership that the FHS holds in your home is known as an equity share.

  • Affordable Purchase Agreement

The Local Authority Affordable Purchase Scheme is designed to help low- to middle-income earners buy a home at a reduced cost. Under this scheme, local authorities provide new or existing houses at prices lower than the market rate. Eligible buyers can purchase these homes, with the local authority retaining a percentage of the property’s equity, proportional to the discount given. This allows more individuals and families to access homeownership in areas where prices might otherwise be prohibitive. The scheme aims to support affordable and sustainable community development.

  • Ready to Build Scheme.

Under the Ready to Build Scheme, local authorities will make serviced sites in towns and villages available to potential individual purchasers (self-builders). These sites will be available at a discount on the market value of the site for the building of a property for occupation as the principal private residence of the purchaser.

Second Hand Properties :

  • Vacant Home Grant

The Vacant Property Refurbishment Grant provides funding so you can refurbish vacant and derelict homes. It can also be used to renovate vacant and derelict properties that have not been used as residential properties before. However, this only applies if the non-residential properties were used for commercial or public use before and now have the correct planning permission. You can get the grant if you are refurbishing the vacant property so you can live there, or so you can rent the property out. You can get a grant of up to €50,000 to renovate a vacant property and up to €70,000, if the property is derelict.
